The selling price of a barn is difficult to determine, because so many variables, from location to materials used, affect the sale price, which is in turn dependent on the construction costs. If one wants to build a barn at a rocky mountainside retreat in Colorado, one could easily spend as much for site preparation as someone else spends on an entire barn built on a rolling Iowa meadow. The following are the ballpark figures for barn construction, which ultimately affects the sale price:
A 1,872 square-foot barn was self-built in 2003 for a materials cost of $18,000, or about $10 per square foot. It could have been double if a builder was hired. The selling price can be anything between $40-50 per square foot, in current times. With the booming real estate market the way it is, there is every chance your barn will increase in value almost immediately upon buying. The down side is that prices are getting higher every minute, so the best time to buy is now. Unfortunately, this puts a lot of pressure on the buyer to purchase a barn immediately.
Still, one should not buy immediately just because of fear of rising prices. One should take a number of factors into consideration before closing on a deal. The first to keep in mind is the reason for which you plan on buying. If you are buying for purposes of selling later, the idea is to buy a barn the style and function of which is currently in high demand. But if you are buying a barn for your own purposes, you need not worry as much about resale value.
